Wiltshire — £400,000

An idyllic thatched cottage in a picture-perfect village called Collingbourne Ducis, this is a gorgeous home in gorgeous surroundings.

It's a single-storey, two-bedroom home without a lot of space, in all honesty, but for downsizers it looks irresistibly idyllic — and the garden is well-sized

It's not often that we include a view from the front and away down the street, but in this case it seems justified: this really is the bucolic dream, yet it's close to Marlborough and Winchester, has easy access to the M4, and is just a few miles from the excellent rail service to London from Andover.

North Yorkshire — £300,000

The charming garden alone will surely put this place on the shortlist for many buyers: the two-bedroom stone cottage is surrounded by a riot of colour, with a fine patio area and lovely views of the hills that ring Reeth, near Richmond.

Moorland Cottage has more to offer than its garden and location, however: the house itself, while needing some updating, appears in very decent condition and has enough period features to give it real charm inside.

It also presents a bit of a first for us: an 'Energy Efficiency' potential of 103, shattering our previous conceived idea that it was marked out of 100. No doubt the local school teachers hand out 11/10 grades on exceptional homework.

There's good news and bad news at this semi-detached house in Harberton, near Totnes.

The good news is that you're getting a five-bedroom house in an idyllic rural location at a price that's hard to believe.

West Wales — £375,000

Converted churches always make for wonderful character homes, but the developers have to be careful to keep things homely rather than cavernous — a trick that's been pulled off very well at this three-bedroom home in Abergynolwyn.

Jerusalem Vestry is a building which is approaching its 150th birthday, split into two dwellings in 2011, one of which is for sale and is — in the words of the agents — is now 'an outstanding, five-star luxury home'.

Original windows and beams have been retained here and there in the three-storey conversion, and there's a hot tub on the deck outside which we've a feeling would have raised the eyebrows of the original architects…. not to mention the Methodist churchgoers who were the first users of the chapel.

A thatched cottage full of character, a big garden, close to the beach and with fast WiFi and easy access to London? If you're ticking boxes for your property search, this three-bed semi in a village near Deal will surely clock up most of them.

The interiors are just as striking as the pretty exterior, and while the bold modern decoration won't be everyone's cup of tea we have to say we rather like it; why not mix purple lighting with a stag's heads on the wall? And it's certainly been extremely well done.

With all that, no surprise that this one busts our £400k budget — but not by much, and in these uncertain days you never know what sort of offer might be heard.

Oh come on — £250,000 for a 15-bedroom, detached villa? Those in the hinterlands of England's big cities will scarcely believe the price of Rosslyn Lodge, not far from Dingwall.
